I, too, am investing in the Atlanta area and when I'll be in the area next week and 2 weeks after that I'd like to see if it would sync well for me to attend one of the meetings.

Unfortunately, when I went to the webpage Bill gave it says the domain expired on November 8th.

Hey, folks.  Question about getting a mortgage.  This would be my first property acquired outside of Canada.

It's already rented. I'd like to leave it that way.  Turn-key.  I'd only rehab it once/if the tenants left as it's already profitable.

I've done some research on getting funding but I'm hearing from private lenders (not hard-money lenders) that "Private Lending" is meant to facilitate getting title to the property; then one refinances.  Sounds like a lot of time, work, hassle and expense.

Do you know of non-conventional lenders who lend to Canadians for longer terms, like 5+ years?

If not, do you know how successful one in my shoes might be in getting the property refinanced?

I'm driving through Atlanta next week (late Tues & Wednesday) and will be looking around and checking out the property, so all suggestions will be warmly received.

Thanks, @Nathaniel Carswell. It's encouraging. For clarity, what does LTV stand for? (In my world it's "Loan to Value". :-)

And the 10k price increase, 10k increase to ?what?  Does that mean allowing only $10K for repairs, closing costs, etc.?  Or $10K for the discount?  Sorry.  I get the process.  I haven't yet learned a lot of the language.

Hi Folks,

Atlanta's a booming place, it seems.  

All of my cash buyers have told me they want a 65-75% discount, but I'm finding that once I allow for 

- rehab, of course, 

- a fee for me and 

- closing fees if it's bank-owned, the offer amount comes in around 50% of ARV.

I'd love to speak to people who ARE SUCCESSFUL in wholesaling in Atlanta.  Mind connecting with me?

My response precisely, @Jarrod English.  There simply is not any ONE SIZE that fits all situations; one RIGHT way to doing something as vast as real estate investing.  In fact, just on the weekend I drove by ... and went back ... to a "distressed" property in the Montreal area (I, too, am Canadian).  I was delighted with the find.  I talk to the owner and he's asking $420,000 for it.  Explains what all's inside, to which I responded:  One would never know from the outside.  "Yes, that's why you need to visit the property."  Whoever buys it will want to make it look palatable to come home to -- either for themselves or, in my case, another buyer or tenants.  And starting at the $400K range?  Hence, wholesaling is a GREAT way to get one's feet wet and learn other strategies than "buy & hold".  I already own 3 of those and don't have another $350-400,000 + rehab $$ .
