Thanks Jay, I was actually planning on having the two separate. I'm looking for properties to purchase for rentals right now and I'm thinking of buying tax deeds as a separate function. I believe I found a good mentor for the tax deed half, thankfully, since it seems to be pretty sticky if you're not familiar with it. I appreciate everyone weighing in and helping me out.

I think hardwood is good, especially for your area. They can always thrown down an area rug.

I will warn you though, I put the vinyl plank tile that has the adhesive edges in my house that I rented for a couple years, and had it in the bathrooms and kitchen. It wore out immediately. It cannot handle any pinpoint weight so in one bathroom it has bowed up under the cabinet legs. In the other bathroom it lifted up by the shower because it got wet. In the kitchen it has worn down to the base material where the trash can is constantly moved in and out under a cubby and the renter spilled something on it in another area that completely stripped the top layer and peeled it.

Wow, what a beautiful and inspiring project/story. I agree with another poster, it would have been a great top off to the story if you'd given the tin toy back to the original owner. I'm not dogging you for it though, great sell on eBay too!

Josh,

I won't be able to get financing or a person wanting to buy it won't be able to? I don't plan on having to take out a loan for the deed properties, I have some money on hand. Still, why would it be difficult for someone to get financing if there is a clear deed? Is it because it wouldn't be for a high enough loan value? I'm asking that because my mortgage company just told me today that they wouldn't touch a refi on my house because the loan amount is too low and they won't touch anything under 75K. 

I would definitely need to get financing on rentals, if I get them through regular means. I hope it won't affect that.
