Hello again BP! So, I really want to take the advice that Brandon has said a couple times in the webinars I have seen. "Practice finding a good deal," of course he says a lot more than that. I do plan on getting a pro membership in the near future but I want to start evaluating property values but I will only be able to use the calculator 3(?) times. Would this ( https://www.calculator.net/ren... ) be a decent temporary fix until I get the pro membership to just practice finding deals?

@Michael Facchini , 100%. This is my main reason for asking questions. I have been listening to audiobooks(mainly because I lose my place too much when reading), reading blogs, and watching the new webinars on biggerpockets. Any specific book, blog, or website you would suggest to increase my knowledge for preparing for my first property?

Hello Biggerpockets, just a littlepocket here. I am taking this year to push for my first property to rent one unit and live in the other. I went searching for information on any possibilities for me to get a property this year or if I have to start the game with a long stretch of saving money for my first purchase. At first i came across FHA and 203k FHA loans, which these caught my attention on the spot. Sadly, with my preference of my first property being in Chicago, I would still have to spend time saving for a down payment and closing costs. So I kept looking for and other potential ways to grant me my first home. I stumbled upon IHDA down payment assistance programs for first time buyers and I am trying to get more information about this. I am jumping the gun while looking for information to ask everyone here, does anyone have experience or know much about this assistance program, or any similar programs? Is it actually a good idea, or are there some strings attached?

P.S. I posted this yesterday in another forum but someone informed me that I would get the best help from a local forum, so here I am!

Thank you for offering your stories and advice.  I will look into my specific fear to see how to overcome or use it, I have a long road ahead of me,  I want to get my first house hack property in the winter of 2020!!! So I have much to learn and prepare!

Just finished Rich Dad Poor Dad, and started reading the Biggerpockets UBG. Kiyosaki talked about fear of losing, and the UBG is already talking about fear.

Personally,  I would say yes I have a fear of losing.  But what i am wanting to ask everyone is, how did you overcome your fear? What did you do? 

Yes it's the way that worked for you,  but I would like to hear your stories and hopefully emulate if it seems like something that would work for me too.
