Cash offers, quick closings, and waiving inspections can generally hold a lot of water in our market. I would run the numbers as if you were the seller and see what their net may look like at closing. If it's listed with a Realtor they are probably looking at 5-6% commission on the sale. Does the seller still hold a mortgage on the property? If you're thinking about a "low ball" (don't take offense I don't literally mean it but some seller's will take it as such) it may help to have your agent, assuming you already have one, present in person with some kind of net sheet to explain your thought process on the offer.

Is anyone aware of an NJ lender who will underwrite a conventional loan that is winterized? The bank does not want to comply and won't allow dewinterization. If anyone has any leads please reach out.

I am purchasing a HUD home in Northern New Jersey and already have a Title Co to work with. I have a question for a local attorney if they are willing to help.

Tab I would be careful using the words flip and 203k in the same sentence... the banks frown upon that. Look into a Fannie Mae Homestyle Renovation loan. You will need more than 5% down though

Hey Mike,

I have to admit I'm not too familiar with Blairstown NJ however I know a lot about Bergen and Passaic counties which are must closer to NY. Have you looked into these areas? I think you can absolutely find what you are looking for in these areas.

Hi Elizabeth- I'm a realtor in NJ and I would suggest before you consider a discounted commission take a lot at what each company has to offer. I work for Weichert and you wouldn't believe all of the things we offer to our clients! More often then not if you go with a discount broker you are going to receive discount services and that will translate into the success of your sale.
