Just property details and and pictures. Any good buyer will be able to go from there. If they ask to many questions or can't calculate repairs/ offer price most likely they don't do too much volume and might be a headache. Are you just in the LA market ?

Does anyone have any contracts or have any guidelines they go by when profit sharing with a new private lender? I have a meeting with a private lender and we wanted to go over some other ways we could be funding Fix/Flips. However im really just used to working with hard money lenders that supply all the needed docs.... Any help would be greatly appreciated.

I’ve recently hired a contractor in Las Vegas that came highly recommended to me from a friend that is doing close to 70 flips per year. We first looked at the property about 8 days ago and I still havent received a bid? When I ask if there are any updates for me I only get a “I’ll get back to you with it tomorrow”.... what’s the estimated time it takes a contractor to complete a accurate bid for a full rehab? The house is only 1,200sqft.

@Justin Morgan so I just got off of the phone with this peter guy and writing this 5 YEARS later I can say I had the exact same experience. ( very rude ) Once I told Peter I already have deals coming in from wholesalers that I’m currently taking advantage of and closing on one within the week. All he said was wholesalers take advantage of you and I don’t think this is for you. I told him I would be interested in just the lending portion of the program and I would still be willing to pay. He simple he said I don’t think this is for you and hung up after again bashing wholesalers. Huge red flag for me. In my opinion if the money works I don’t care where the deal is coming from and why should he ?!? Very weird just surprised to see the same thing is still going on years later. My take away .... save your money people

@Jason D. Awesome it looks like that’s exactly how mine will be as well. Is it possible to pay the contractor with a credit card then use the draw to pay off the balance ?

Hi so I am recently using Lending Home for the first time on a flip i just purchased and they will be funding 100% of the rehab cost. However they have something called a draw for the funds that go towards renovations. I was a little confused by the term so i hoping someone can shed some light on what that exactly means and how it is use. Any help or advice is greatly appreciated.

I have just started out with the Dealflo software and am having a super hard time getting a hold of anyone on there end. Does anyone have any experience using this software. It seems like a great program i just cant get a single person to email me back. 

Any advice is greatly appreciated.  Or does anyone have a great marketing software you could recommend ?
