Newbie Wholesaler, Details for before Creating a Buyers List

Hello everyone. My name is Mike and I am a Newbie wholesaler/investor from L.A. here. I hope you and your families are all doing well this holiday season.

Like I said, I am a Newbie. I am gearing up to do my 1st wholesale contract. But before I do this, if you are a wholesale buyer, what steps/processes do you feel I should have ready to present to you, the buyer, once I have a home under contract. In other words, what will a buyer need or want to see from my offer to push them in favor of accepting my home that I have under contract? I am trying to be a LEGIT, Awesome, reliable wholesaler for buyers. Not some shmuck wholesaler. 

So other than telling you that I have a home under contract with an amazing ARV. What do you want to see from me to accept my offer?
