@Bob Razler I created two scenarios on my spreadsheet. One living on one space and the other fully rented. That way I know I much I have to put out-of-pocket right now.

Also, not sure if you are aware, probably you are, but google papa tax and there you can type the address and get an estimate on how much you should pay in taxed.

Hey George! I am in the same position as you. I am looking for a multi-family with the purpose of house hacking.

I've noticed that properties in the MLS get under contract really fast. In addition, from a house hack perspective, when I run my numbers, doesn't make sense to buy it because I will end up paying the same as renting.

Also... looking for an aggressive real estate agent willing to put offers to negotiate. I've noticed also that some agents are not willing to put offers that are "too low". I was listening to podcast #17 (if Im not wrong) and the person said something that make me think. He said that if you are not putting offers that makes you ashamed, your offer is too high. If you are happy with your offer, your offer is too high.

Hello All:

I am a newbie on REI. I live in West Palm Beach, FL. I became interested in RE when a coworker talked to me of how he is "house hacking". I've been reading a lot and getting educated on the topic. While I am looking for my first deal, I've notice that people here are asking a lot of money compared to their NOI or cash flow. Is it worth it investing in South Florida?

I want to read what people think about the South Florida market.

@Oliver Beirne @Adam Petterson my goal is to find something that doesn't required too much cash to get it going. I thought about a roommate but not sure about it yet. I guess that finding something that at least cover the mortgage will be good. I can spare some of my salary for expenses and technically live "free".

Hey BP! My name is Luis. I am currently living in South Florida, specifically in West Palm Beach. I am trying to get my first deal done within a year. I've been crunching some numbers based on the blog "How to analyze a deal". However, I still not very clear how to approach this and would like to clarify a couple of doubts. When I am calculating numbers on the spreadsheet I created, I am using the 50% rule for expenses. By the end of the calculations I am having a negative cash flow. From my point of view this is money coming out of my pocket. But also, I understand that not all the expense are going to be used monthly, some should go to a savings account im case maintenance needs to be done. Am I missing something? How should I approach my numbers. Should I get a deal where the rent pays for the morgage and separate some of my salary for maintenance? Thanks in advance!
