I am part of J&G and I can say being part of this group accelerated my learning curve in Multifamily properties. I've been able to network with investors that I would've not met other way. Their learning platform is very detailed. Their coaches are experts. 

Yes, you can read books, listen to podcast and learn by yourself, but at the end of the day, your net worth is your network.

As @Mitchell Jaworski (Hey Mitch!) mentioned, you certainly have several options and it comes down to how involved do you want to be and what are your expectations on the investment. 

With $200k you can:

1. Finance a flip

2. Buy one investment property cash

3. Down payment on a "small" multifamily. 

4. Invest as LP on a syndication deal.

Just a few options to consider.

HI BP'ers, 

I am curious what indicators people use when researching a market. I've read of people using population growth, job growth, price to rent ratio and crime rate. 
What other indicators should I use when doing market research?
