Now that I am a real estate agent I have been contacted by a guy who has a business partner with millions (literally...inherited a ton!!!) and wants to invest. He wants to get some deals going quickly to keep his partner interested and wants me to help. But I am Not having any luck finding deals for them!! Any thoughts ?! Obviously I want to find some things quickly too so I can maintain good standing with these guys!

Post: rehab costs in Charlotte?

Hello all!  I am analyzing a potential flip and just wanted to see if anyone could help me with a rough estimate on rehab costs.  I've left a message with a GC, but while I'm waiting on his response, thought I'd check here too!!  (I may be on the impatient side ;)  The house is a 1921 bungalow with 1160 sf and it's a 2/1.  In order to resale for top dollars, we'd have to do an addition to add another bed/bath and hopefully end up around 1500sf.  It's going to need new electrical/plumping/mechanical since it's almost 100 years old.  Can anyone rough estimate the costs in the Charlotte market?  I just want a ballpark of what we're looking at.  I'm going to view the property tomorrow and get a better idea of what's needed.  THANKS in advance!  And any referrals for GCs in the Charlotte area would be accepted as well!!

My husband and I are in the process of putting together a business plan to start rehabbing and flipping houses.  Things seem to be happening a lot faster than we anticipated, so we need to move quickly!  We are meeting with a real estate attorney, a tax guy, and an accountant to make sure we get the business part set up correctly.  Any advice on what types of things to ask, think through, decide on with regards to taxes and accounting when running a real estate investment business?  Thanks all!

Can someone please advise on the best way to get started in Wholesaling without any of my own money?  Any tips or suggestions to get into the real estate investment field in general?  My husband and I are hoping to start doing some on the side and I will get my real estate license in the spring, but for now, we are trying to figure out the best way to get started.  We have ZERO reserves, as he was unemployed last year, so that is part of our motivation for wanting to get into real estate.  Any info. is greatly appreciated!!!

@Nathan Brooks  that's exactly what I was looking for! Yes, we are approaching two family members so I just wanted to have an idea of exactly what we should present/mention to them!  Thanks a bunch!

Would anyone be willing to share the documents that you present to a potential lender? I just have no idea what it should look like or include and we are ready to sit down with a few family members to make the "big ask"!

What is the first step?  What's the best way to find houses without a real estate license?  My husband and I would like to get into house flipping but would like to do some wholesaling to build up reserves to buy our first flipper.  Thanks for any tips!
