The Berkshires, Cape area, and Hampton Beach in NH

Such a gem!! Thank you so much. I heard Dennis is ideal out of all towns within the Cape area. I have never thought about Hampton Beach in NH. Do you think these areas gear towards seasonal or all year round bookings??

Hi @Luz N Taveras

I don't, but I am familiar with the Newport area and don't live too far from there. STR in Newport itself as you may know is restricted to a few zones making it fairly expensive to acquire properties for STR use.

Have you considered long term rentals at all? imo the boston metro area is one of the best markets in new england for long term rentals.

I have considered long term rentals within Newport County, RI. Personally, I have a goal to move out of Massachusetts in order to live in RI. I had spoke with a lender who is familiar with RI and in terms of my budget, my best bet would be Providence County. I am looking to acquire more STRs in order to save up capital for a property in Newport. I think it's beautiful over there. I would be a first time homebuyer.

If you like the idea of a little lake community in the woods in the Berkshires, try Otis or Becket MA, neither of which have adopted Airbnb regulations, but don't rely on me. You'll be a bit under 2.5 hours from Boston.

It's been difficult for us to find STR friendly towns within Massachusetts, so honestly 2.5 hours would be the closest range we would be able to operate (of course, besides out of state options). I will go ahead and double check the regs and profitability for Otis and Becket. Thank you!!

Hi! North Adams is just about ready to pass new STR regulations. Local operators are pretty concerned about some of the vague language and how much is left to the discretion of the local building inspector. I think pretty much only time will tell how difficult he makes it for us (esp investors from out of town), but I'm hopeful it won't be too onerous.

Lenox has famously enacted regulations that pretty much make it impossible to invest there. But there are some rural resort towns with lakefront properties that do not (yet...) have any regulations.

Thank you for shedding light on this. I’m from Boston and it seems like the only way I’m going to acquiring more strs (to sublease and co-host) will have to be out of state. Tempe, AZ is where my sister and I have one sublease.

Hi @Luz N Taveras

MA in general seems to be bearing down on STR legislation. Some areas you may want to consider outside of the Boston which may be a little more friendly: Cape Cod, Southshore waterfront (Plymouth-Hingham), Foxboro area, and the Berkshires.

 Hi Justin,
Thank you for responding. Yes, I have looked into the Berkshires, specifically North Adams. I was going to look into Newport County, RI as well. Do you operate any STRs within the New England region??
