Hello,

I’m wondering what is the term of the Original Lease for this renewal time? Because this year will be the 2nd time I use the Renewal Agreement for this tenants.

Last year 2021, tenants signed the Lease Renewal Agreement, and at that time, the Original Lease was the one in 2020.

And this year 2022, I’m planning to let the tenants sign for the Lease Renewal Agreement, instead of a full Lease Agreement again. But I’m not sure what should I write for the term date of Original Lease this time, should I write the 2020 or 2021?

Because there is only one change for this term is the higher rent, all terms and conditions of the original lease will remain the same. So I decided to let them go with the 1 page Renewal Agreement instead of a whole full Lease Agreement (lots of pages).

Any ideas is appreciated. Thank you!!!

Thank you so much Aaron. But they did read the lease and also told me that the ants problem in their dishwasher is not their faults but the neighbor tenant's fault (they said the neighbor tenants spray something to get rid of ants in the neighbor's unit, that's why the ants came to their place). So, I need to take care of it for them.

I've received a call from my tenants said that they have ants in their dishwasher, they told me: "because their neighbor tenants who live next door spray something, thus the ants came to their place". Last year, they also complained about the ants problem when spring came, even when the unit next to them was vacant.

As in out lease: "Tenant is responsible for keeping the property free of all pests (ants, roaches, fleas, ticks, silverfish, scorpions, etc.) and all routine pest control". But now, they want me to take care of the ants problem for them. Should I say no to them or should I take care of it? Since they have a dog, I'm worried if the ant traps could harm it. 

I would be grateful if you could share your ideas with me. Thank you!

Thanks Matt. The tenant agreed and signed the lease that stated clearly about parking as "tenant must park in the closed garage at all time, not in the driveway." So, I'm thinking about send or not send him a letter, because I do not want to damage the landlord-tenant relationship.

something like" based on the terms of your lease, section XYZ, parking is restricted to ..."

I would suggest wording the notice is such a way that you can discuss other options for this tenant to park his/their vehicles that would satisfy both of you.

Thanks a lot James, I agreed with you. That's what I'm thinking about, I do not want to damage the landlord-tenant relationship since it truly will be a nightmare when a good tenant turn to be a bad one.

Thanks a lot for your ideas. The viable alternative to the driveway is he should park in his double garage or street-parking. And no, I don't see any damages so far, just worried as the former owner told me about the driveway concrete could be broken and I want the tenant to respect me as a landlord by following the rules in lease.

I have a tenant that keeps parking his two trucks in driveway. Although in his lease contract, there is a restricted driveway-parking clause: "Tenant(s) must park in closed garage at all times, not in the driveway". The former owner of this property advised me to not let tenants park in the driveway because they might break the concrete, so I followed her lease. Moreover, those two trucks of this tenant are really heavy, he's a landscaper and has many tools.

Could you guys give me some ideas how to stop my tenant from parking in the driveway, please? I'm thinking about sending him a warning notice or simply a text message, but I don't want to upset him. Because despite this issue, he is a good tenant. Thank you!

Thanks Neal. Since I got a bad experience with the former tenant, when she was upset with me about the rent increase, she wasted water on her purpose and the water bill 3x higher. Now, I installed the submetering and let the tenant pay for the water/sewer bill based on their usage. I'm still learning about preparing the bill. ;)

Hello, I have a rental duplex at Portland, OR. I've just installed the water sub-meter for my tenants to pay for their water/sewer, I want to make their bills by myself without using any Billing Company. I would be grateful if you guys could share your experience how you calculate tenant's sewer volume usage based on your water submeter? (because mine is so weird, I have no idea how City calculate my bill, the sewer usage is always different with the water usage). 

In my main bill, there're other charges as Stormwater, Harbor Superfund, Base Charge - Do you include these charges in tenants' water/sewer bill also? 

Should I bill the tenant monthly or quarterly, as the city send my bill quarterly? Because these charges are different every 3months, so how can I bill the tenant prior I receive the main bill from city?
