Hey @Minjal Joshi! I like to take the long term perspective that real estate has historically risen consistently. If you're looking to buy and hold onto a property, time in the market beats timing the market! The best time to buy was 10 years ago. And before that, 10 years prior :)

From a flipping perspective, now is a great time to sell given the market is so hot. So if someone is able to grab a flippable property and get it listed quickly, the market is very favorable to the sale side right now. That also comes with uncertainty of course, given no one knows when this craziness might end, and it's of course possible that the market drops before someone can get that flip listed.

Hey @Eric Shiva! Just saw your other post on this topic as well. Denver is certainly higher priced, but there are still good options out there especially in the secondary markets around the metro area. If you're househacking, even more so. Happy to discuss any questions you might have!

Hey @Cathy Malmrose! A great way to get your foot in the door for doing so would be to attend your local real estate meetups. There'll be a few ways to find out about them, networking with your current contacts, using the BP event search under the networking page, or starting one of your own! At these meetups you'll be able to speak with local investors to build relationships, and ultimately lend money once you reach that stage of comfort with your new contacts. Hope this helps! Hey @Curtis Towers! Your best bet is going to keep all business expenses separate from your personal accounts. If it has anything to do with your rental property business, make sure it flows through its business account. Good call on keeping them separate! Will be extremely helpful come tax time. Good luck!

Hey @Bradley Damm! Congrats on passing your exam! I'd definitely reiterate what @Michael Glist mentioned regarding interviewing different companies. All companies will be happy to have you join them, given more agents in theory means more revenue. So it will really be you interviewing them as opposed to them interviewing you for the most part, so keep that in mind when you reach out to them for information. There's also a ton of great comparisons online which is what I primarily used when looking to join a brokerage in order to narrow it down to what aspects I preferred i.e. desk fees, split, resources, training offered, etc. Good luck in your search!

Congrats on the flip @Dalton Osmanski! I'd call a profit on your first flip a success! Reserves are huge, I always add a contingency amount to whatever my budget is because it always seems to go over. Keep it up!
