Depending on the area, I would buy 5-10 SFH's with minor rehabs and lease them out to tenants.

I think it is always a good idea to have your location shared with a family member or close friend, and let them know when you are showing a house or feeling uneasy!

There is a ton of "bang for your buck" here in Indianapolis and surrounding areas. Indy is a boring city, which is great for investing. There will never be a ton of volatility, and you will see steady increases in property value year over year. Our investment properties range anywhere from 15k-900k all-in. There is really something for everyone here.

I agree with you honestly. If you are not entirely in love with the house and are okay with possibly not hearing back, why not make a low offer? The seller could just say no, but if the seller comes back, that gives you all the leverage in negotiations.

@Shawn Stiteler I used to work in student housing, and we were always told if the resident has proof of needing a service dog, we could not refuse it or charge for it. In regards to the language barrier, I have found that doing as much as possible over email really helps out both sides!

There are a lot of really solid parts of town for investing outside of those Fishers, Carmel, Noblesville, etc areas that people do not talk about as much. Irvington, Bates Hendricks, Butler Tarkington, and Fountain Square can all offer solid areas and returns for a lot smaller purchase price than those north-side areas.
