Our group usually sends out addendum to the original contract in situations like this. I would be leery though, as the buyer seems like they may not have the funds to actually fund the deal.

@Randall Alan I really appreciate you sharing Randall! I definitely think that since I am in it for the long run, buy and hold will probably be the way to go for me. That is awesome that you guys have 40+ rentals. I hope to be somewhat near there someday!

I just graduated from college this past year and currently work for a Real Estate Wholesale Group. I do not have much debt and have little to no financial obligations besides paying rent and the small amount I have in loans. By the end of this year, I would like to purchase my first property. I am just currently unsure if I would like to flip or BRRRR my first property. I am in this for the long run, and would like to buy as many properties as I can year over year. Thank you for the help!

If it were me, I would definitely keep it and handle it remotely. There is definitely the technology and resources to be able to do that. If it becomes too much, you may want to just hire a property manager too.

Indianapolis and the surrounding areas have a large amount of SFH's for 50k or less. We have had a good amount of investors who have 80-100k to work with and are able to buy 2-3 investment properties in the area.

@Patrick Froehlich Obviously you are starting a little behind most, but I don’t think that’s a problem at all. My dad started RE investing at 45 and became addicted to it shortly after. He doesn’t regret it at all!

I would recommend still actively trying to rent out properties. There are still a lot of people looking for places to live. As a recent college graduate, it was really hard finding an apartment. A good amount of companies would not reply or did not care to lease apartments right now, because they are unable to force rent payments.

In my opinion, the BRRR method is really the best way to go about investing right now. You can buy quite a few properties with cash that would normally only allow you to buy 1 or 2 properties.
