@Steven Destine never put llc funds in personal accounts; aka don’t mix up funds.

Piercing the corporate veil you lose the llc protection!!!!

@Anthane C. Richie Sr. If you have a great tenant I’d either do small increases or none at all. I inherited an A+++ tenant. Re newed their lease st same rate for an extra year. The tenant is a handy man who offered to fix and take care of the unit for nothing! Is the extra 300-900$ a year worth pissing off a tenant that can damage your property or even stop paying rent all together and be out 6-9 months worth of rent? (I live in an extremely tenant friendly state)

I checked a few out a few years back as well, had a few under contract and discovered messes at inspection.  I do remember big companies buying  up the neighborhood.  I also remember 5 colleges in a short mile radius.  Send me a message if you're interested in partnering or lending for that area.  I need boots on the ground there if something pops up.

Is it normal to ask for origination fees before loan documents are concluded? A private lender approached me saying to pay a fee before documents are released and before closing.

It seems like a scam. I told lender to take fees out of amount borrowed or at closing he will receive his fees....

@Jesse Smith focus on yourself and immediate family first. Focus on investing. Don’t worry about anything else. Investing will make you wealthier than any day job.

@Jessica M. If it’s in the lease let them know it’s their responsibility. And ensure before they move in or the next one moves in walk through the place with them noting anything wrong with it. Video if need be too
