I am a new real estate agent just got my license active on 1/7/21. Though real estate is not extremely new to me I was able to date close 10 deals for my own portfolio consisting of multi family and BRRRR-ing houses. Now at 23 rentals I was able to leave my 9-5 job and achieve financial freedom. Wanting to pursue more in the real estate industry I wanted get my real estate licenses. I know lead generation does not happen over night and knowing this is the heart beat of the business. What are your recommendations on best way to market and promote myself to start generating leads? Any feedback is greatly appreciated, thank you!!

Thank you everyone for the responses. I guess I am truly over thinking it since the inspection contingency would protect events as such. Since multi units showings that are occupied, tenants will need 24-48 hours notice before viewing the property. Usually after 2 or 3 days before getting the opportunity to view the property it is already under contract by another buyer.

BiggerPockets world, 

I am in a excited time to have full occupancy with my rentals and start shopping for new ones again. I had a few really nice multi family houses pop up in my area and was wondering about sending in offers sight unseen to get a pulse on the seller where they stand. If offer is accepted tho, and we are binding into a purchase agreement should there be special wording in the contingency for protection? If something pops up during the escrow period when I view the property like bowing foundation or leaks in a certain spot of the roof. Is there a way to cancel the purchase agreement and still recoup my earnest money back?

Hey everyone, my name is Luke Saseen and I just launched Brandon Turner’s Intention Journal on January 1st 2020 to set larger concise goals for 2020. The best part of this is I got my brother, Matt Saseen, to buy into it so we can hold each other accountable throughout the process.

The 3 goals I set:

  1. Purchase a BRRRR
  2. Active user on BiggerPockets
  3. Do not go more than 3 days without working out

Matt and I are actively investing in real estate with 2019 starting the year off with a purchase of a 4-unit apartment building fully occupied. Jumping in we learned 10 fold those first 4 months that once we got the ship sailing and felt confident we can start shopping again. Little did we know we went right into Brandon Turner’s theory on the “Stack” and moved right into the purchase of an 8-unit apartment building. After 7 months of eliminating the bad/headache tenants using the “cash for keys” along with rehabbing 4 apartments we are almost back to 100% occupied.

This now leads us to our first goal we want to learn and that in the BRRRR process. We are looking to diversify our portfolio by adding SFR and not using much of our own money to grow. Currently reading David Greene's book Buy, Rehab, Rent, Refinance, Repeat and I cannot set it down! The information is incredible and guiding us through the process is much smoother and feel more confident when facing new hurdles.

Being an active user on the BiggerPockets platform is something any serious real estate investor should utilize in their tools. My M.I.N.S was to write my first post! Thank you for anyone reading this and encourage anyone to just take action!
