thanks Matt - but I didn't see a way to add a search constraint of "free and clear" in Listsource... is that something you have done / know how to do?

I'm sure it's out here somewhere on Bigger Pockets, but I can't easily find the answer...  what are available tools I can use to generate a list of properties from a specific zip code that are both free and clear and which are non-owner occupied?

Ouch! Thanks Rick - for nothing. I always write my own copy, but like to get ideas from others who have letters that work for them, and use them as a starting point. Maybe the question should have been better phrased as:

1) I sent a letter to someone who recently lost a loved one asking if they'd sell me their deceased love one's house

2) 95% of them didn't respond to my letter, even though it was well crafted, as noted by the 5% who did respond

3) Does anyone out there have things they say in their next 3 letters that work for getting people to call them back? Since I'm not sure what those things might be?

And to you specifically Rick - since you're an expert in probate - what things in letters (specific statements please) you have received make the executor/executrix you represent (or you on their behalf) want to do a return call?

Hi,

I've been doing a probate direct mail marketing campaign with some success for the last few months in my area. Just beginning to follow-up with subsequent mail pieces to those who did not respond to the first mailing. Does anyone have, or know where I might obtain, letter templates for subsequent mailings?
