@Marvin McTaw Yes, sometimes that happens, however, since I also get a POFs and/or Pre Qual letters for my retail buyers, it usually works the way we do it. We create urgency, scarcity and opportunity with our deals, so we are less likely to get flaky buyers.

Yes, you must become a master over the phone. Email and post cards only get you so far. You must identify and empathize with whatever the problem is for the seller that is motivating them to sell.

As a wholesaler, I reverse the process meaning I focus on my buyers first. I find what they want and then send them to the property. Just a way I have been taught, that, in my opinion, mitigates the risk involved in getting a property under contract since the buyer is already on the hook. Good luck and don't be afraid to virtual wholesale m, meaning, don't feel obligated to only do deals in your area. You can wholesale anywhere.

Great thread so far with tons of valuable and applicable info. I would add as a current part time maintenance man for an apt. complex is paint quality is huge for rentals. So many owners think paying less for a rental is better but it's just the opposite. If you put a quality paint+primer that's over $30 per gallon in a eggshell or satin finish, you can use Magic Erasers to literally wipe off so many scrapes and scuffs which, otherwise, would render you having to paint the entire wall. Also, cannot recommend highly enough the extra money spent on quality laminate and tile for long term value. My boss continues to put carpet back into these quads and I tell him everyone that it's a mistake. I can also vouch for removing all garbage disposals as they present more headache than value.

So number 1 priority for a wholesaler must be to have a cash buyer ready to go and then find the deals? I've heard both like the chicken or the egg situation.

I'm also concerned that if you do a double closing, your end buyer may back out on closing day and leave you with the deal. I don't see how there could be a contingency about the end buyer must purchase in order for the first close to work. Wouldn't this tip the seller off that you are just reselling their property? I am kinda confused on how to approach a double closing without getting stuck with a property but also keeping the seller in the dark about what I'm doing with their property.
