Thanks for the feedback everyone.

I guess my thinking is that a 3% commission on a 550k 4-plex comes out to over $16,000.

This equates to a full month of 40 hour work weeks (160 hours) billed out at $100/hr.   

Seems high if the realtor isn't a lead source and I'm finding the properties myself.

Hello,

I'm working with a buyer's agent to make offers on properties. I'm making an offer on one SFH for about $170,000. We're also making an offer on a 4-plex for over $500,000.

Given that the 4-plex is more than 3x the price of the SFH, would it be reasonable to ask my realtor to do the 4-plex at a lower commission rate?

If so, what would be a rate to request that would be reasonable?    

At a 3% buyer's agent commission rate:

The SFH = $5,100 Commission to buyer's agent.

The 4-plex = $16,000 Commission to the buyer's agent. 

How much more work goes into the contract on the 4-plex?   Would asking for a 1.5% or 2.% commission be acceptable?

As with most tech workers, I've been WFH since March and will continue to do so until end of August. Our office is evaluating whether to extend that until EOY.  

One of my coworkers just sold his home and moved a hour out of town to a more rural area. He said he will commute 1-2 days a week if needed.    He's still crushing his sales goals, so I imagine the company will be OK with that. If not, he said he'll find a new job that is fully remote. 

I've also been sent a handful of job listings on LinkedIn that the recruiters say will be 100% remote even after COVID.

Since all I need is my computer, I'm currently looking to rent a place out of the country for a month or two to "Work From Home" in the Caribbean... I'm ready to book the first thing I can find with an actual computer desk!   

I imagine others are thinking the same thing.
