What an awesome offer. You actually motivated me to join rather than just lurk, so thanks!

I've been trying to figure out what to do for a spreadsheet to help analyze my problem. I'm trying to decide whether to sell and reinvest the cash from a few of my rentals since the market went up faster than expected, or if I should cash out/mortgage the homes and put the money in a high yield account I have and patiently wait for the right deals. 

My strategy has been own properties outright and use the cash flow to save to purchase others and now I'm considering adding some leverage. It should be fairly straight forward, but I don't seem to have a good system to determine how many properties I should finance and how much more cash flow I would need to cover all payments and net a higher monthly cash flow. 

Not sure if that is clear enough, but is there a template you have that I can build off of that compares selling, to holding, and to financing to levers additional purchases?
