Is anyone currently doing any fix and flips in the Kansas City or Midwest area? Some of the deals seem almost too good to be true.

If you have the cash to pay for it, that'd be the way to go. I'd advise to make absolutely sure his numbers are correct. Often sellers exaggerate numbers, or show potential income levels. Ask for historical income and expense records before jumping into the deal.

How long do you like holding these properties? I could see buying a lot of these properties, paying off the mortgage and producing solid cashflow, but only being 18 with little capital, I believe it would be more effective to hold for maybe a few years, and sell for a profit, financing larger projects.

What are your thoughts on foreclosures? In the Kansas City area there seem to be some great deals out there on primarily single family homes. While multi-family rentals are what I am most interested in, the initial equity in some of these homes seems irresistable. While research still needs to be done and physically viewing the properties, I have compiled a list of homes where appraisals, comps, and past sale prices far exceed the asking price. What are your thoughts?

I am 18, but have been building a portfolio with my dad's assistance. He owns a home inspection company, so can help out a lot as far as knowing which properties are worth second looks.

I recently purchased my first multi-family unit property. I do not have the capital you are talking about only being 18, but have found great success in my fourplex. If you are looking to do some repairs, look for properties with cosmetic issues that are undervalued. I found a rundown property way undervalued by doing some comps in the area, and was able to fix it while still having that initial equity and producing good cash flow.

I am in the process of planning to buy my first multi-family home and get my real estate career off the ground. Curious as to what steps/formulas you guys use to properly evaluate whether or not a home will produce cashflow and increase in value. Also what tools you use to find these homes.

Hi my name is Luke Faulconer. I am a senior in high school in Kansas City. Real estate has been an interest of mine, and I plan on buying my first property in the spring. I found mainly on cash flow rather than capital gains when investing, but selling homes based on equity will be ideal for me in buying up to large apartment complexes someday. I hope to be a full time investor by the end of college but will also be involved in my dad's home inspections company. Looking to learn from you guys, experienced investors, and gain the knowledge to make sound investments!
