If you had a million dollars to invest, what kind of real estate portfolio would you create? (One large apartment complex, diversify greatly, etc.). Curious to see different strategies.

If your cashflow numbers are accurate, renting would be the definite way to go. Since you paid cash, and there is not a ton of potential equity in the home, the cashflow will bring more income. Not to mention you are considering this a gem in your area, so you might as well hold onto it.

@Chris Clothier how is the Memphis market for investors? I may be attending Ole Miss for college next year, and Memphis would make the most sense for places to invest outside KC.

Why don't you think 7 is feasible? I think with enough research and finding the right property it is possible. With that in mind finding that property does take awhile and requires some innovative strategies.

I'm pretty flexible on areas as of now. Trying to keep it within a thirty minute drive of my home in Leawood, KS. The Westport area seems attractive to me. I try and avoid East of Prospect or too far north.

Oh yeah i never intended to pay for a property with cash. Leverage is great, and most people my age don't understand the art of good debt, or the fact that there is "good" debt.
