Great advice guys! Thanks for all your input. My biggest concern right now is being too impulsive and not doing my due diligence before i jump in, but on the other end of the spectrum i am  paranoid of suffering from analysis paralysis. 

Hey everybody I'm trying to learn as much as I can from books, podcast and mentors. What was the biggest mistake you made starting out? And what actions could you have taken to avoid that mistake?

Ned Carey I agree from all the analysis that I ran they offer a good CoC return but as long as I get something with a 12% CoC I'm happy but the main reason for wanting the first one to be a duplex so I can live cheaply in the other side. Plus there is more competition for sfh and I want more cash coming in every month.I just have to see what works best for me and learn as I go.I would love to get a triplex or fourplex I just haven't seen any pop up in my area.

I have been listening to the BP podcast for about the last 8 months and finally decided to get serious about real estate investing! I am 22 years old from the Findlay, Ohio area. I plan on relocating sometime in the next 4-5 months with my girlfriend to Delaware, Ohio for work and decided that is where i would like to start. I have roughly 20k to put down as of right now so i plan on buying a duplex and house hacking until i am able to get all the systems and processes in place. From all the books i have read real estate is an incredible vehicle for building wealth and financial freedom. I look forward to learning from all the knowledge on here. Below are my goals for this year.

One Year Goals

1. Buy first duplex with 20% down and 10% below value via FHA

2. Buy second duplex with 20% down and 10% below value
