@Peter Tverdov  The only difference between smaller deals and larger deals are primarily adding a couple of more zeros.  If you can do small deals, you can find a way to do larger deals with some creativity.

@Account Closed  Thanks.  I am trying to be the best Dad that I can but it is certainly not easy.  Especially doing investor calls with my son acting up in the background.  LOL.  However, real estate investing is one of the easier "jobs" to do if you are or want to be a stay at home parent.  You still have to get out of the house every once in a while but you can control the time when you do.

@Justin Elliott Thanks Justin.  You know as I was growing up I didn't have rich parents.  We were struggling to get by.  No one ever taught me how to do things because I did not come from privilege.  I had to do learn and do everything on my own and figure it out.  If someone would have given me a little advice on how to do things without charging me an arm and a foot, it would have helped me tremendously.  This is another reason why I want to share my story and knowledge.   I appreciate your support.

@Lee Lockhart  Thanks Lee.  That's what I need to learn next.  Inheriting.  It would have saved the 11 months of pain.

@Tim Puffer Thanks.  I think you hit the nail on the head.  If you do this for the money, you are going to have a harder time being successful because it is going to be too hard and you are likely to give up.  You got to enjoy it, love it, for it to be sustainable.

@Gerard J.  Appreciate it.  I definitely want to give back because I've learned so much from others.  A lot of great resources out there, especially bigger pockets.  I owe a lot.  I decided to start the YouTube channel because it would have been helpful for me to see someone going through the process of buying a property as it was happening rather than after the fact.  Hindsight is 20/20 and a lot of resources out there push this type of positive only content.  I started it at "ground zero" when I quit my job and started real estate with no experience.  If I had successes or failures, people could learn from it and really see if this is the life they wanted.  I wanted it to be realistic.  The other big reason was that having a kid late in life, I don't know how much advice I will be able to give him as he gets older.  Documenting my life will hopefully leave a record behind (as long as Google stays in business) and even if I can leave some tiny piece of me for him, it would have been all worth the while.

@James W.  Thanks!  By the time you pull off a bigger deal, you will be successful with all the smaller deals that you are doing now!
