I am very new to Real Estate, and I'm hoping to get into some buy and hold properties. I am definitely still learning how to do the diligence necessary to call a deal "good", and I have also been wondering if software like this exists.
Ideally, I'd love to have a tool that could be almost completely comprehensive: Comps (with photos), nearby rental details, craigslist searches, very rough calculations of things like CoC and NOI, etc..
I know sites like Zillow give you some of this data, but it's obviously only one source. It would be great if it was more investor friendly and could aggregate data from multiple sites. (Although, I know there are huge legal implications for scraping content from sites and I wouldn't want to mess with that).
I've noticed that some of the processes involved in looking into houses can be very repetitive, and I was curious as to how more experienced investors looked at automating parts of their diligence process.
Any ideas? Is it best to just stick with Excel?
