Is there an accumulative list of books that have been mentioned on the podcasts? I have been going thru all of the show notes on every podcast trying to get a list put together for some of my next books to read.

thanks for the input everyone! The realtor told me price was very negotiable and could probably get it in the low 20's. That makes me feel a lot better about it! 

The only part that scares me is the vacancy on the lower level. Not a lot of new business popping up in town. Every once in a while.

Found a property in my home town for sale that i am interested in. It is on the square (downtown area in town of 3000) and has a business opportunity on the main level and an upstairs apartment. Both would need several thousand dollars in rehab. 

After running some numbers i believe it would be a good investment but was wondering if anyone has any advice for me. Someone who has done something like this already. 

Retail price is 35,000. Roughly another 25 thousand for rehab. But between the 2 would bring in between 1000-1200 per month. Is this something i should try and tackle or leave it for an experienced investor.

I will occasionally use my personal cell phone for my 7-5 job making sales calls etc. But i rarely do that so i don't have an issue with customers or clients calling me back. On the other hand, another individual in the sales dept. uses his all the time and he ends up getting frustrated because his personal cell phone never stops ringing. So there is no downtime from taking calls. I guess it also depends on if you have an  "office" and "office hours"

For tax purposes i would definitely say get a different phone and number.

Thanks @Mark Ferguson . I didn't think he was trying to pad his commission seeing how he was very very informative and nice over the phone. But it did cross my mind. I'm thinking about bidding on it and if i get it than putting some money into it and making it my first rental.

I believe the realtor said the house has been under HUD for around 90 days. Also, on the hudhomestore website I noticed it said Period Deadline: November 6th. Do you know what that means? Thanks

I am looking to make my first purchase, I have found a HUD house. I called the listing agent to ask questions about it and he gave me great information. Explained to me how the process worked and what i should look for. Definitely opened my eyes to the HUD process.

My only question/concern was one thing he said. He said the house is listed at $35,000 and so i should put in an offer at around 28,000. When i told him i was thinking about offering a lower price than that he made the comment that if i put in a bid too low then they will ignore my bid. At first i thought this seemed logical as the house is already listed below market value but then i listened to Podcast ep. 38 with mr. dagget and he said you can send as many low ball offers as you want to figure out the minimum they will take. So is the realtor (who says he does a ton of HUD deals) trying to keep my bid high so he makes a nice commission or is he right?? Any help would be awesome! Thanks
