Hey BP,

I recently moved back to my home state of New York from Maryland. Not really familiar with the market here, does anyone have any recommendations of good places to start for rentals/flips in the counties of Putnam, Columbia, Dutchess, Orange, and Ulster. Thank you for your time.

Yes, the number one reason would be for protection. Thank you I will look into the umbrella policy. What do you think is a good amount to get insured for?

Good Afternoon BP, I have two rental properties in Maryland but am going to be living in NY and would like to open an LLC in NY and put the property on that LLC. Is this possible and worth it? In addition am I able to put those two properties, which both have conventional mortgages on them to a brand new LLC? Thank You, Lukasz

They not inside the house just outside but they are trying to get in through the outside foundation.

Has anyone experienced a rat problem in the Baltimore county, Maryland area? Can anyone recommend and exterminators or advice on how I can deal with this issue?

No I only saw one of the properties being worthy and the other ones were very bad deals.

Good Morning BP community,

I recently was able to find a seller fianance deal from a real estate investor who wants to reitre and seller fianance all her properties to have a cash flow. I was given a offer to take all three properties but I only see possible potential in one.

Lange Street: 2 Unit currently rented for $850 each unit. She owns Free and clear.  $100,000 at 5.5% no money down. 30 years

Larkhall Rd: single family $90,000 currently rented for $1100. Owns 80,000 on it still (641.90 monthly) plus $10,000 at 5.5% no money down 30 years.

2nd Larkhall Rd: single family $90,000 currently rented for $1100. Owns 75,000 on it still (620.55 monthly) plus $15,000 at 5.5% no money down 30 years.

 I ve been tryig to play with the numbers. What do you think? Are the ABC streets even worth investing in?

Good Afternoon BP members,

I am in the process in closing for a new rental buy and hold investment in Dundalk Maryland. It is a two unit and they are both currently occupied. Are there any per cautions that I should take coming in as a new landlord. Any advice on how to make this transition. 

In terms of lead safe inspections, rental license, and rental inspections: how often do they need to be renewed. (3 years) ? Would the original inspection I did before I purchased the house satisfy the rental inspection or would I need a separate one done for rentals?
