Thanks Ethan. This is helpful. Normally, you have buyers paying for this.
Would you have a buyer pay for this or Seller (Me)?

Hi Everyone,
I just purchased a property at the sheriff of sale in Philly. Almost all tile insurance Co will not provide title insurance on these properties atleast for the first few year from what I researched due to the redemption period. However, I have seen on Trend a buyers can get an ABSTRACT ASSURANCE TITLE. Can someone define it for me?
Thanks,

Hi everyone,
Not to generalize about all attorneys here. But let me tell you it is not so easy to talk to this folks and try to make a point. If any attorneys here can give some advise for when I make my next dials.
*How can I build rapport and present my findings in the best way possible for negotiating either a buy or listing it with my brokerage.
Situation:
Theres a FSBO in NE philly where I spotted the property while driving in the neighborhood. I call the number and start talking to the attorney for the property and not the owner. Attorney goes right to the point asking 300K firm offer. He apparently does not know how to pull comps. Properties there in a .3 mile radius, same sqft, bldg ft and architectural appeal go between 100K-185K. On average is about 150K. The highest settled was at 182K back in 1/31/2013.
Ofcourse, my script was scripted for the owner not for the attorney. But he told me it sat on the market for 6 Months and the owner does not want to go to a brokerage anymore. Dude your property is overpriced 100%.
Thanks

I agree. Most of the multifamily units for such demographic are more West. I am an agent and recently bought a turn key property right on the outskirts of 22nd and Girard ave. Zip Code 19121.
-Property Taxes are still lower than the Fairmount Ave Area 19130 and so are the prices.
-Currently renting upstairs for $1,100
-3 Story Masonry + a Lot.
Good Luck...

Hi Biggerpockets Nation,
My name is Luis Luciano.
I am a new realtor in The Center City Philadelphia Area. In my target area there is always new development & full rehabs taking place. You just drive arround some neighborhoods and new houses are been built in no time.
I want to ask home builders & Rehabbers.
1- How can an agent earn your business?
2- Do you have an agent/brokerage before construction even starts?
3- Advise, Tips, suggestions. If an agent drops off some business cards at your construction site. 9/10 the Investor is not present at the construction site.
Thanks

Thanks
