Yeah, you're all right. Ive been getting a lot of negative feedback from cash buyers about the numbers, So tomorrow I'm going to have a walk through of the property and re-negotiate with the seller as I underestimated the price of the rehab significantly. Im man enough to admit when I'm wrong but Im also very determined to make this work for everyone involved.

 By the nature of the investors using websites like that to attract business, they are looking to buy very, very cheaply.

 Yeah I'm afraid so Mike, Its my first day into the marketing phase for this deal so I'm not trying to get discouraged and power through. I'm confident this deal will work for someone.
