Fortunately for us, we're going to buy a single family home this year. The plan was never to stay here. Is sound proofing even possible with them in the unit ? I can see this issue coming up with a future tenant.

We currently own a two family home and have a family of four living upstairs. The youngest whose around twelve years old loves to run around and bounce a ball off the hardwood floors.

We understand what we got ourselves into when we decided to live under our tenants. They have hardwood floors upstairs. We can hear when they're walking, even louder when they have heels or dress shoes on, and the kids loud crying screams when he's getting disciplined, etc. We aren't going to tell them to no tippy toe around the house or how to raise their kid.

Where we draw the line is when the kid starts bouncing a ball or running in the house. When I was growing up we weren't allowed to do those things and if I did, I'd get disciplined.  We sent a text about it and shortly after it sounded like the kid made a really loud stomping noise. I don't know if that was his little way of retaliating. The mother hasn't responded to our text.

Hi, I'm from Queens. I've been on here for a while, but never got started. We bought our 2 family house in 2016.

We're looking to buy a cheap house outside of NYC. Anyone recommend a place to buy a 40-50K house to rent out ? I'm currently looking into Reading, PA. We're trying to stay 1.5-2 hours away and we would definitely hire someone to manage the place.

We're looking to redo our kitchen. We asked friends if they knew any contractors that do side jobs. We got one quote for $1800 which seems really expensive to assemble and put up 7 cabinets, a backsplash, mount a microwave, and cover up a hole. 


We are doing the demo ourselves. The new cabinets will go up to the ceiling, so the backsplash will go from the right of the fridge to all the way around. The cabinet lay out is staying the same. We are not moving any gas or plumbing. 

Can anyone give me an idea of idea of how much we should be paying ?

We're looking to refinance on our house we bought last year to get out of paying PMI. Prices have risen quite a bit since we bought. The house below sold for $832k. It has 200 sq ft more than ours. It was built in 1965. Our house was built in 2004, it has a one car garage and a driveway for another car, central air, and an extra half bath. Do these things cancel each other out ? Both homes are semi attached. This is the closest thing I can find to our house. There are also two other two family homes with 2500 sq ft, completely detached, two car garage that have sold for 860-880K.

The one issue I have is the same house behind us is asking exactly what we paid. The house has been on the market for a while and comes with tenants in both units who are paying a lot less than market value rent.

We are planning on doing the kitchen later this month and maybe solar panels to boost the value of the home.

What do you guys think ?

We bought a duplex in October of last year. Our water bill has been a lot higher compared to the bills in the last three years. I know a total of eight people lived in both units before we purchased the home and now it's just my fiance & I who live in the bigger unit and four people upstairs. The grandma is over a lot and I've gone upstairs to check something out and she will be in a robe so we aren't sure how much she stays over. The kids are home schooled so they're always home.

We had a leak which we took care of, but still not much of a difference in the bill. We would of been fine with the bill staying the same, but it's just getting to be too much. She's a quiet tenant who pays rent on time and we'd love for her to stay.

How would you guys approach the situation ?

I currently own a two family home in an area where they have two family condos that are three levels. I've never heard of two family condo's until I moved here. There's a two family condo for sale for $740k. They had a open house recently and now have raised their price to $749k. These condos have 3 levels and the first floor seems to be rentable. I assume it's illegally. The HOA is $250. It's a 5BR,3 baths, yard, garage, and driveway.

We paid 749k for our house last year. It's a two family home, 6 BR's, 4.5 baths, finished basement, yard, garage, and driveway. What kind of appreciation am I looking at here ?

There's another two family property that the owner turned into a four family illegally. How does a property like that affect mine since it's still considered a two family ?

No, we'll see each other randomly coming in or out. I'm having everything inspected tomorrow. The last time it was inspected was right before we bought the home in Oct. 2016.

My wife & I have a single mom with three kids upstairs.  The mom is over all the time. We've even seen her in her PJ's multiple times. My wife has an issue with her being over all the time since it looks like she lives upstairs. I don't really care, they're quiet and pay rent on time.

Now, our Jan-March water bill is about 50% more compared to any bill in the last three years. We thought it was a one time thing, but we're on pace for the same usage on the next bill. We bought the house in Oct. and it's just the two of us in the first floor unit. We know the previous owner and tenants were 8 total people. 

If there are no leaks, how do I proceed ? im in NYC, where the laws really favor the tenant.
