Hello guys! I just spoke to a seller who owns a house that needs a lot of work, but she said it could not be sold because she just filed for bankruptcy. 

I don't know exactly how that works and if that can really prevent her from selling her house so I didn't know what to say to her other than I was going to find out if I could help her in any way. 

Does anybody know if there is a way to help her out? 

Hello everyone, I live in Texas and as some of you might know, it is a NON-disclosure State, and I really need a way to get access to the MLS because I cannot run COMPS on my own without it, I have a friend who helps me run COMPS but I want to be able to do it myself so I don't have to keep bothering him to do it for me.

Is there a way to get access without having to become a Realtor ?

Hello everybody, I am 2 steps away from closing my first deal, I have it under contract and everything but the title of the house is under a Living Trust, when I escrowed it at the title company they asked me if I could call the owner back to find out if he has a copy of the trust or a will. 

The house belonged to the guys grandmother who past away, during the appointment he claimed that he was the only beneficiary and that the house was his and he had been living in it for over 25 years. 

Long story short, He is no longer answering any calls, texts or E-mails. It has only been 2 days of calling him multiple times but there is absolutely no response at all, I am scared he is looking to back out or something and I don't know what to do, I even skip traced him but there is nothing I could find. 

I am seeking for advise or any solutions, maybe there is a way to search for a copy of the trust that I don't know about. PLEASE HELP!

Hi guys, I am listening to bigger pocket podcast show #361 “Investing in mobile homes” I recently got started with real estate wholesaling and just finished 2 flips that are going into Airbnb with an experienced partner, but as I was listening to this podcast I heard “ low risk “ and “little money down” it really interested me, but I have no idea how to get started nor where to get contracts or anything, is anybody investing on mobile homes in Corpus Christi TX ? Let’s have lunch !

It is possible I just did it.

1. Find a property that needs lipstick renovation.

2. Find an experienced investor/Flipper and tell him you are just starting out and you want to partner and invest with him.

Tell him you can pay the closing cost which will be 10k more or less and if he goes into the deal with you he will get 80% of the profit, you just want to learn.

3. Sign a JV agreement stating that you are paying closing costs for 20% of the profits that the property makes.

4. Airbnb it.

@Ben Feder I am no expert on Real Estate but I have talked to a lot of experienced investors in person and they all tell me the same thing: JUST DO IT ! Just take action, as you go ask the questions you may have on the way and keep moving on ! I hope this helps ! Have a great day.

Hey guys ! I am a newbie in Real Estate investing, I recently found a great guy to partner with for doing fix and flips, he has 20 years
+ of experience and I am surprised he is willing to partner with me, I have around 30k to invest on a flip in Corpus Christi TX area. Guys I DO NOT want to screw this relationship up but im afraid to mess up as a beginner and turn him down or something, What are your best tips if you were in my shoes ? How do I add value to him as a beginner ? How do i keep a business relationship like that ? Thank you !
