I have renters that were also paying late and I never charge late fees. Reason I never said anything before I was looking as Theresa Harris mentioned just as long as they paid me. But as I let them the rent was coming late and later up to the  20th of the month. As soon as I told them either I get the rent on time or I will charge late fees of $100 dollars (which I don't know if it was high) I get my rent on time every month.

@Kevin Green as long as you have open escrow and earnest money they can't sell elsewhere.
