Clay, thanks for your reply.  My thought is the same when it comes to a more limited tenant pool and possibly more time when marketing for rent. Looking at recently sold, I happened to stumble upon a 55+ property that met the 1% rule at the time, and was very quickly listed for rent and rented in two weeks.  Thought if other investors doing it, maybe there's something I am missing.

Greetings.  I have seen what could have made decent enough deals on 55+ community homes.  Any Ocala investors that have or have had rentals in 55+ communities and what is your opinion?  On the one hand I think tenants will take better care of the property.  On the other hand, I keep thinking tenant turnover might be high.  Any thoughts would be greatly appreciated!
