Thank you everyone! I really do appreciate all the insight and thoughtful responses. @Richard Trayer I have come to the point in my life where I want to dedicate what I do now into real estate investing. Which is, dedicating all my energy, effort and time. From everything I've read, I know I can get started in wholesaling. Thank you for the blueprint to the start of a new career for me. Once I progress into different areas of wholesaling I will be sure to direct questions over to you.

@Jessie Griffin Yes, I am still researching tax liens. From what my research serves me, the FL auctions are towards the end of the month right? I am currently in the process of submitting my bidder # and w-9 for Arizona tax liens OTC. I do have a piece of land I have researched thoroughly and the price for the lien is worth it. You mentioned a group bidding service? When you get a chance, can I be provided with more information on that please?

How's the wholesaling business going for you? How long have you been doing it for? When you reach "x" amount of capital, how do you plan on purchasing your houses to flip? Through tax deed auctions? Foreclosure auctions? Tax-resale properties? Tax forfeited lands?

Everyone, 

This has been a great read for me. Nothing is easy. With that said, wholesaling can be lots of grind and hustle much like anything else. I am also new to the real estate business and looking to build capital in some way shape of form. I am currently in the process of learning all I can to be a wholesaler. I am in the phoenix area so hopefully I connect with wholesalers here!

Hello everyone, 

I see the potential in this type of real estate investment. I am interested in learning under the wings of someone. I don't care if I making $500.00 or 1k in wholesale deals, I just want to change my career, build capital & invest in all areas of real estate (such as tax liens, tax deeds, auctions and foreclosures and eventually fix & flips). I understand the potential for wholesaling varies but I am okay w/ that. I am miserable in my current job &  looking to change my life, my career & to efficiently invest my energy & time into a different way of life. I did take a seminar w/ us tax lien association which introduced me to a new way of thinking. However, at this time, I am interested in anyone who can assist me with wholesales. Anyone I can work it? A company? Insights please?

Research properties in sale. Set your self a max bid. Fill out required paperwork before attending. Also, maybe you want to wait until after the tax sale is over so there isn't any competition. What state is this tax sale in? Is it a tax lien or tax deed sale? What's the interest rate for that state? Is it annual or flat rate? For example Arizona has a three year redemption period at 16% annualized penalty. So if your going to a tax sale deed those properties must have gone past their respective states redemption periods or they wouldn't offer up those deeds at a public auction. Also, make sure you run a title search on those properties so make sure no liens are coming with the purchase of the property.

@summer Give them a rent to own option. Don't kick anyone while their down. So that would be a great opportunity to offer them an option where half of their monthly rent goes towards the price of their home. Help them become owners instead of renters.

@josh thank you for that link! Looks like the "forfeited lands" are deeds one can purchase OTC. Tons of due diligence needs to be done before the purchase of one of the homes in the inventory but thank you for this link! I'm been researching otc liens and deeds so hopefully I find what I'm looking for in MS.
