Thank you everyone for responding so far, I know that question was vague. What I have come to understand, is that as a first time real estate investor that works in a cubicle job, any extra amount of money for me is reasonable for me to spend my time and effort. My team and I are actually (possibly) looking at a house with a purchase price of 70k, the house was burned down so if I get the okay from the property owner to buy it, I am going to assign a contractor to make inspections (cost of renovations) to even consider purchasing the house. The comps I ran in the neighborhood (30/60 days) are from 189k to 210k. Without getting too excited on this possible purchase, I need to actually wait to hear from the property owner. Let's hope things turn out for the best guys!

What would you consider is a good estimated profit margin on a fix and flip in Arizona?

Get an account on foreclosure.com as it will provide you with public information on houses in LP or NTS statuses all across the nation. There is a fee associated with the service but well worth it. I was doing work in the site in locating houses about to go to auction.

Thank you for taking the time and actually going to the website to provide your opinion on the matter. I spoke w/ the lady providing the service (Traci), she said they are not accepting anymore real estate consultants after that deadline because the business consulting aspect of her service is generating tons of more revenue. I am ready to learn both aspects. She said, they currently have 30 real estate consultants across the nation. I would be the 2nd one in Arizona. I checked out her company via Facebook and its been active for the past two years. Honestly, I have invested at least 36k into traditional educational and that hasn't led me anywhere. I'm still stuck working in a cubicle wanting more out of life. Since Feb. 2017 I have attended multiple seminars and they are all "MLM's" or trying to up sell you an education and leave you out to dry. I just heard about the company Renatus and I am not going to pay 20k for an educational system. I paid $1,500.00 for ustaxlienassociation and their information was valuable but tried to up sell me towards the end of the 3 day seminar. So I don't mind paying $300.00 (get trained via phone, be able to call or text her when I have questions) especially after I make my 1st deal I will get a 100% refund. I understand about you saying you should be the one closing deals and making profits. This position sounds like its for someone like me who isn't informed about all the company has to offer. I am a beginning real estate investor educating myself through bigger pockets! I hope others chime inside this thread!

Hello BP community, 

So a friend of mine (that is a beginning investor like me) told me about this company called TMM GROUP CA, LLC. He said he paid his $300.00 fee and was provided tons of info via phone for a few hours. He said he was given templates, forms and instructed to create a google account along w/ the google voice phone # (for a business account). He personally couldn't follow up w/ all the instruction he was given due to family issues. Yet, I am extremely interested in this type of training. He mentioned Traci (which is the person offering these services) can train you to be a "Real Estate Consultant and locate Vacant and Pre-foreclosure Residential and Commercial Properties for us to purchase" from the Consultants link on her page (http://www.tmmgroupca.com/consultants), to those distressed homeowners while I can earn a percentage off whatever deal is accomplished. There's detailed info on the site. 

I understand I will be the one emailing people, doing the research and so forth. Has anyone ever paid for her services? I really like this idea, as I could use a business partner of this sort. What's everyone opinion on this type of service??

Your work sounds admirable! Who did you start driving for dollars with? Also, when you found a house that looked vacant or distressed, how did you actually buy the home or what process would follow next? Sorry I am a little confused as to how someone would actually start wholesaling. In regards to wholesaling, are there any readings you would recommended?

Do you walk door to door in those different areas? Do you post flyers?
