Suggestion: AVOID LIKE THE PLAGUE.
I never received my order, no eta, and the only response I received was dated 10/21 saying they’d contact the manufacturer for a status. It’s now mid-November.
After double-digit requests through phone/voicemail to almost every phone number option in the menu, emails, messages onto their web site, Facebook messages and comments, I had to initiate a chargeback.

Had a tenant commit suicide in a rental property of mine. Repairs are about to take place.

Should I sell this - in case the neighbors blab to any new tenants - or continue to rent it?

Good school area, close to everything, sfh, just refurbished.

Hi everyone, I wanted your opinion on two things pls: 1. I was just told by one of my tenants that a couple of the windows in a house I bought last year don’t open, and she’s citing the ability to escape in a fire. At risk of sounding like a slumlord, this is a renovated 3/2.5 with brand new room, new paint, new HVAC’s, new appliances, new floors, granite, etc. There is a back door, front door, and two garage doors for escape. What is your thought on repairing windows - aside from being a ‘good landlord’ - do they have to be working in ga law? 2. A small tree fell - not on anything - in Irma last year. She’s just requested I remove it. She is responsible for keeping the yard clear. Am I duty bound to remove this tree? It’s not big - and a session with a pole saw would sort it out. Ty!

Thanks everyone for your feedback!  I think you’re right to raise the late fees, and will raise the rent a little. The house is a 3/2 in a fantastic city in Ga, far away from any dodgy areas. My other tenants are phenomenal, and actually pay early!

Hi all,I have a tenant who has paid late a couple of times this last year. They have, however, paid the late fees without complaint, and have not been more than 7 days late. They have requested a lease renewal when theirs terminates.

I was considering it only if they re-apply for background checks, credit checks, and validation of income. 

What would others do?

Also - is there an annual limit (basic question, I know) on the cash amount you can invest into a SD Roth IRA (outside of property appreciation, rental cash).
