Hi Patrick,

Yes, all utilities have been stripped from the house. Everything has to be brand new, water, sewer, electrical etc. The house has two bathrooms. The property is a foreclosure. Needs a some updating, cosmetic repairs, A/C. You name it, it needs it.

I viewed a property that's in need of utilities. It has no utilities at all. I'm not sure of the cost estimates yet. My plans are to rehab the property. Should I take the "buyer beware" approach and walk away or should I make an offer. Does anyone have first hand experience with a similar situation? Thanks.

For me Laurenda, I started out by reading books in realestate to attending expos, seminars, meetups etc. I still do so, to this day. I find there's no substitute for knowledge. As for as the practical side, I jumped in. I decided not to let fear stand in  the way. It can be rather daunting at first, but I will add you don't have to go at it alone. I'm newbie, still working at finding my first deal (fix & flip). It's a process. Be encouraged  and persevere.

Hi BP family,

I recently received an email regarding a multi-family 23 unit apartment complex just outside Houston. So far I've visited the property, taken pictures, and spoken to the broker who works with the owner. I'm a newbie investor, so I don't have a liquid assets to purchase the property, other than the EM required. I've sought funding through my local credit union but, they require too much down to secure funding. And a hard money would request astronomical points and fees. So I've been reading about the master lease agreement, which is an awesome idea (thanks Brandon Turner). Regarding the master lease should I do A intent to purchase contract first, providing they are willing to do the deal?However, I'm not sure what my next step is. Any suggestions and/or advice would be greatly appreciated.
