Just an idea, instead of doing the can lights how about switching the fan for a fan with lights, that would fix the lack of ceiling lights, probably a lot less expensive and adding the can lights.

Even though this is not the best of situations take this as a opportunity to find a good handy man, a big enough job might just open the door to put you on the top of his list. Once you find this professional, keep this relationship positive, this is a crucial person on your team.

Thank your for your replays!

It’s a B- area around 1500/mo rent.

A lot of rentals in the area don’t have screened windows, but that’s a good point, I will double check with the local laws since I am not sure.

Hi everyone,

So this new tenants moved in, we did the move in inspection and I let them know they could add to the list until the end of the month if they find another issue that was not seen during the move in.

Today they sent me the list today everything was ok except they added that the window screens were missing, truth is we never had them, should I just tell them that we don’t provide window screens or should I install new ones?

Do you guys provide screens on your rentals?

Every deal have a period until is stabilized. If Rentometer is giving a meridian of 200$ more, this might be enough to give you better returns, most properties don’t work at pick performance from day one. But you should check when you would be able to raise rents/ do a turn over and see if this is timing work for you.

Run the numbers like it is today and like what will be once you raise the rent and see if make sense.

At the end of the day not all deals are good deals, if this isn’t it, scratch and start over.

Hi Jason,

The cash flow seems low, any unexpected expenses would wipe out your profit, but what is this rent about you are using, is this market rate or is this what is currently been rented?

If so could you raise it? Would the property need renovations to be able to raise the rent?

Hi everyone,

So I thought to come here and tell you guys what happened.

I text the tenant that I would give her the extra day until 2pm (thanks for the great tip!) with no extra cost to her.

She didn’t reply for a whole week and when she did said she would not need the extra time after all.

I want to thank you all for brainstorming with me and sharing some priceless tips, it was a great learning opportunity.

Personally I would take this as an opportunity to find a good hady man. This is probably not a huge problem or a emergency, what better opportunity to find a good handy man or Plummer than in a situation like this, when the emergency does arrive (and it will eventually) you know you can trust this vendor or if you need to find a new one.

This extension is for December 1st(lease ends on Nov 30th), so still happening. I gave them the ok to move until 2pm at December 1st with no penalty on their part, but made clear that could not extend any longer

I will prepare this week an amendment stating this as well as any penalties for staying over the extending period.
