So I have a 2-flat in LV near California and Cermak. I just got a job out of state so I'm moving. We're working to line up a contractor to do a bunch of work once we're out, but I'm also going to need a PM. It's 2 1br 1ba units. One is rented for $825 and the other we're hoping for a little over $1000 once it's worked on. Anyone have any property manager suggestions for the area?

Hey everyone,

Long story short, I'm moving out of state, and I'm looking for a contractor that can work (or at least sub out) a good chunk of work that I'll need done once I vacate my unit. Things like iron fence repair, garage demo, building a fence, replacing an exterior door, paint, flooring, etc. I'm hoping to work with as few people as possible since it'll be my first time holding an investment where I don't live, so does anyone have any recommendations on someone who can work something like that or who would have contacts that could work most of that? Looking to have work start likely in September.

Just another side of the incoming inflation. I don't expect anything to change until rates eventually go up. The neighborhood is also seeing a big influx of people from Pilsen moving west too, so it seems like a few causes together. 

So I have a home that I'm renting out a unit in, but I'm looking to buy a second home for ourselves that we could eventually down the line turn into a rental. It's in Oklahoma in a cheap area, so the mortgage after down payment would be just over 50k. Does anyone have any recommendations for who I should reach out to for such a small mortgage? I'm having trouble finding anyone lending under 100k right now. Thanks!

Looking for someone to do basic mowing at a house in West Lawn near 59th and Cicero. Hoping for someone who can get out fast, takes electronic payments and won't absolutely kill me on price. Anyone have anyone they'd recommend?

So here's my thought, take it or leave it.

This is definitely a one-off situation. It's not like people who lost their job can just get another one in a lot of cities as businesses have come to a screeching halt.

I'm lucky that my tenants are great people, always pay rent on time and we've had no issues in the last 3 years. I'm going to work with them because I have cash reserves (and I bought some SPY puts to weather the market crash) and I wouldn't be able to fill the unit anyway with the Illinois shelter-in-place order going into effect until 4/7 (just announced).

I don't know about you guys, but the last thing I want when this is all over is either a tenant I have to evict because of a global crisis completely out of their control or one that resents me because they had to prioritize rent over food/soap/necessities.

You guys do you, but it's insane to me that people are considering punishing tenants because their entire industries are shutdown, especially when all you guys are going to be sitting on your hands for months with pissed off tenants that you can't evict anyway.

How have you guys been reaching out to tenants? One of mine sent me a vague text message mentioning worrying about his income since he's self-employed and we're going shelter-in-place. I'm capitalized to a safe point, but I'm not sure how to approach this since this is a one-off, strange situation. He's month-to-month right now so should I have him sign a short-term lease with the terms we agree on for spreading his rent out?
