Hi William, I suggest you reach out to Apartments customer support.  They are usually pretty quick with issues like this.  Also, I don't think it's going to be possible to stop an "in process" payment until it fails.

According to the help page currently on Cozy that explains the application process, screening reports are not required when a prospective tenant applies. But this page is clearly outdated because it references Experian instead of TransUnion. 

In Massachusetts charging an applicant for a screening report is illegal so I clearly will need to change platforms, at least for the application process, if screening reports paid for by the applicant become a requirement. 

So several questions:

1- Will Cozy allow me to add a tenant who has not gone through the application process?
2- Is Cozy going to require screening reports for all applicants? 
3- If so, is Cozy going to require the applicant to pay for those screening reports?

Hi Danny,

I'm biased, so I can't answer you :) You have to choose based on your own business requirements,  portfolio size, and budget.  BP has a great list here of tools for landlords: https://www.biggerpockets.com/tools/landlord-resources

Select “apartment” and then you can add one unit. Save it, and add another. :)

Hi Warren,

I suggest you pick software that you can commit to for 1-2 years at least. Switching software is painful, especially after your renters setup online rent payments. 

If maintenance tracking is the only thing holding you back, give it a try and see if SMS or email will work in the mean time. 

Otherwise there are other solutions out there at different price points.

 A Maintenance request feature is currently being built. It will be very similar to Cozy's feature.
