@Hadar Orkibi My criteria is a 3plex or 4plex that will allow me to live rent free, cash flow $100-200 and a cash to cash ROI of around 12%. The market in Little Rock depends a lot on the area but I would be expecting around $900 of rent per door.

@Account Closed Not I haven't but I'm going to take a look now and see how much it will approximately cost. Thanks for the advice!

Update: Just checked. Pretty good price. Around $150 for 1600 addresses. Not bad.

@Matt Anderson I actually went to the Pulaski County Assessor's website and their search engine is kind of broken. When I look for multi family properties, it doent actually search for them. I'll keep getting it a try.

Maybe a letter campaign is more suitable for single family homes since the majority of properties are single. I'll let you know if I find something else.

Hello everyone,

So I have been searching multi family properties for sale in Little Rock, AR but there doesn't seem to be many available in Zillow/Realtor/Craigslist...

To get creative, I was thinking on sending letters to Multi Family property owners asking if they are looking into selling their property. However I'm not sure how and where to find these owners. Is there a directory of multi family property owners and their addresses? Does such directory exist?
