Hello! I finally bit the bullet and got my real estate license and am now looking for a brokerage to hang my hat with. I just received my MA license and am getting ready to take the test in NH. I will definitely be doing the vast majority of my work in NH and typically do a deal or two a year. Does anyone have an investor friendly brokerage they would recommend? I am located in Manchester, NH. Doing a low volume of deals a year the best things for me would be the availability of tools and a lower monthly fee.

Hello all. I am a small real estate investor (buying/selling one or two properties a year ) and have just gotten my real estate license in NH and MA. I got it to ultimately, save some $$ on these deals and also plan to help friends/family as a buyer/sellers agent accordingly. My guess is I will do between 1-3 deals a year (def part time). Now that I have my license I am looking for a brokerage firm to work under. I am not looking for leads, support etc, just ultimately need somewhere I can operate under and technology access. The goal obviously for me is highest commission % with the lowest monthly fees. Less commission is preferred over more monthly fees in my eyes. My questions are

1- Does anyone have any brokerage firms they know who are investor friendly for low volume deals, preferably no monthly fees and access to technology (MLS,Docusign etc).

2- Does anyone have experience with virtual brokers (as these seem to be the best option so far). eXp or virtual realty group or some others you may suggest?

While I love real estate, I do not have plans anytime soon making this my "day job" and working it full time as an agent. Thank you for your insight!

Looking for a reputable/quality contractor to do a full bathroom remodel for one of my apartments. Does anyone recommend someone? This is a mid level rental so will be above builder grade materials. Thank you for any referrals.

does anyone know a good handyman in the Manchester area? Odd jobs like replacing a basement window and blocking off entrances for pests to larger one off jobs like replacing kitchen cabinets etc? I am having a hard time finding any quality individuals. Thank you! 

Post: Inheriting tenants on a new purchase

I am closing on a three unit property in the coming weeks. Each of the units are currently occupied with longer term tenants (4+ years). I will be owner occupying this property and need to give notice to one of the tenants (I am actually planning on giving notice to two of the tenants, as I have a old tenant that was great who is looking for a bigger place). What is the best approach to giving notice to these tenants. Should I have them sign a new Month to Month agreement and then serve them the 30 day notice? Does anyone have guidance surrounding the first steps to take when purchasing a property that is currently occupied. Do you have the tenants go through your rental application and require them to purchase the background check/credit check?

Hey Everyone, 

I am an experienced bigger pockets blog reader but new member to the site. I am a mid twenties entrepreneur from Manchester, NH who is looking to build a real estate portfolio. I currently own and operate my own Recruiting Agency and have been for the past 4 years, enthralled by the real estate market. I currently own and reside in a single family fixer that I bought last year and fixed up. I am interested in getting into buy and rent of single and multi family properties.
