Hi!

I'm wondering what paint colors you all are using for your common areas. Currently, my walls are white, and get way too dirty, especially the lower floors. I was thinking of going with matte black walls and gloss white doors/trim, but I'd love to see what others have had success with!

@Eric Veronica I want to make sure I'm understanding this correctly. I am currently house-hacking with a HomePossible mortgage. Once my one year occupancy period is up, can I apply for another HomePossible mortgage as long as I intend to owner-occupy the new property?

@Josh Dillingham did your consider the fact that by refinancing you could drop the PMI? Or maybe even refi the same amount for a shorter term!

Can you put 5% down? If so, the look into a Freddie Mac Home Possible loan. The rate will be higher, but it will be conventional with regular PMI so the payment will be about the same. And the pmi is cancelable. On top of that, there will be no upfront PMI. This will probably give you the opportunity to get a new appraisal on the property since it's not FHA at that point.

@Eric Palomino if you reach out to the utility company, you may be able to create a landlord account. That way anytime a tenant cancels service, it'll automatically revert back to your name.

I haven't read through all of the responses here so ease excuse me if this has already been posted. Just a tip for future properties. Take the listing pictures and set up a ad on Zillow to gauge interest. This way you can play with the rents and see how people respond. If you get a million contacts, the rent is probably too low, so up the price. Same for the inverse.
