@Joshua Carvalho do you have any realitors that you could recommend? I've been having a hard time finding any that seem to be very good, or have experience with investors.

We toured around Waco last weekend, be and it seems to be a great place if you know which areas to find them

@Jaime Martinez Jr Austin is awesome, but you aren't going to find anything that will cash flow

DFW has a ton of cool spots , and San Antonio is an option as well. I'm personally looking at SA

@Gabriel Moreno a couple of things I'm curious about. You mentioned refinancing restrictions, and also you were moving to Houston based on how well things "pop", care to elaborate?

@Chilann Chan from what I've seen there is way more cash flow in San Antonio vs Austin. Honestly most places in Austin barely break even or lose money every month.

Lots of places in San Antonio that have potential to be great spots. I'm currently trying to learn more about neighborhoods their. Honestly I'm not sure about New Braunfels. I've been there a few times and while you are close, you definitely don't have the benefits of a huge city like SA. I don't really see as much benefit there

So just because something is going up != a bubble :) . I think that term honestly gets thrown around a bit too much sometimes... But I agree it's been crazy.

You have to look at the fundamentals and if they support the story playing out, the problem is that sometimes it's hard to tell until after the fact, and then it's very apparent why things broke down.

In Austin for example its been red hot, but if someone paying 50k over still means the monthly mortgage is very affordable to them then it doesn't really matter. Now if "tech" breaks down massively and jobs start to bleed then that could change. But that would be a cooling off and not a "pop" (I've got a lot more thoughts on this, but in general I don't see a bubble specifically in Austin)

@Jordan Moorhead what expenses are you meaning where people inflate the numbers?

@Juan Salazar congrats! That's what I call a high quality problem :)

Like was said, your goals factor in hugely to what you should do. Maybe you can live frugily with a safe investment and retire now? Maybe you want to be much riskier because you are eyeing that house on lake travis in a few years?

As far as putting it into stocks, if you don't have some percentage of wealth in the market, I think that's a sign you should be more diversified. Simple index fund or low cost dividend funds are the way to go. (Individual stocks tend to not be, although YMMV) With a windfall they sounds like it's a large % of your net worth, I'd put some there

Commercial doesn't have to be the path you take just because you have the funds. It's a different ballgame and maybe you want to stick with the horse that brought you here. You probably are at and advantage by knowing more than others in that space

Hey crew! I've lived in Austin for about 10 years and looking to invest. I've been educating myself the last month by reading books, listening to podcasts, watching YouTube. (And looked at our first property yesterday)

Me and my wife are expecting later this summer and we have a goal to get a unit cash flowing by then. We own a home in northwest Austin so looking for exposure different region in the greater Austin metro or Waco and San Antonio. Single Family that cash flows (hence the cities outside Austin).

We've got a fantastic realtor here, but would love to connect with some that knows Waco and San Antonio. I'd also love to chat with some "been there, done that" folks!
