Yes Norristown added this as part of the U/O process. We use Bay Hill Environmental to do the lead safe inspection on our properties.

Hey Connor,

Welcome to BP. You are in an expensive area in Montclair but there are many multi families in the area. My wife and I are house hacking in Essex County currently. It can be tough to find the first job but definitely keep looking and don’t be afraid to apply or reach out and let them know what you can offer, even if you may not have much experience. 

A good first lesson in property management can be house hacking. You can own property, save money on housing costs, and become a landlord. You can also pursue an FHA loan and put 3.5% down so you don't need too much capital to get started. Happy to chat about my experience so far if you'd like to connect.

Unfortunately, rates have gone up within the past month, so there’s no guarantee that other lenders would have a better rate. At this stage in the process, it would also be difficult to find a lender that could meet your time constraints with a closing imminent. If you are more worried about long term expenses than initial cash output at closing, you can buy “points” with your lender, which will lower your rate in exchange for an upfront cash payment.

My wife and I recently purchased a duplex that we are house hacking and intend to hold onto and rent after we move out. The backyard is in rough shape. What are the best value adds (if any) to a backyard for a buy and hold duplex? Have you found it worthwhile (with a return through increased rent or appreciation) to add a deck or patio? TIA.
