I'm planning a six months mailing but won't be able to receive calls myself.

Can anyone shine a light on how to handle this issue?

Definitely will need to hire someone but any suggestion who to hire and how much to pay them?

Thank you

Post: Out of Town Owner Occupied Flipping

I have this good lead from out of town and a few investors expressed interest in the property. I won't be around to show them the property so they will have to be in direct contact with Seller in order to see or inspect the house. What would be the best way to cover my bases so the Investor(s) I'm flipping to does't go straight to the owner and cut me off the deal?

I've been buying and selling for a while but never came across this situation!

Any help, tips or advise will be very much appreciated!

Thank you

Post: Yellow Letter versus Post Cards

Yellow letters are much more personable and when they open the envelop it is a straight forward direct message from you to the owner.

How about Post Cards? They are cheaper! You mention your phone number along with your website address perhaps suggesting the buyer (you) is an institution!

I'm about to fire up a nice mailing campaign but trying to decide between letters or cards..

Thoughts please?

Yes a hand written letter makes it much more personable making them get curios to find out what's inside the envelop!

After you have the addresses do some digging at your local tax records to find out who the owner is and where he lives then write those letters and fire them up!

Now, you have to understand that this is a game of numbers. It may take hundreds of letters for you to get a deal but hopefully not however your phone will ring :-)

Good luck!
