This is a catch 22 if the property has no equity, will cost you more every mo. and has other problems as you stated! You may have to remove your heart out of this one in order not to get in a delicate situation!

IMO The best approach will be for you to go straight to the source get a authorization to release Info or POA from the Seller/Landlord to talk to his mortgage Co. and find out what's really going on there!

Probate Notices are published every month here in my neck of the woods so I don't need to purchase any list.  I also have a nice sample letter to be mailed to the Executor or Administrator but wouldn't mind checking others!  

My goal is to cover a entire Probate mailing system then teach someone how to handle the process from A to Z including phone calls!
Does anyone know where I can get this type of info., training book, course, etc?

I'm in NE Georgia and things seems a bit too quiet lately with low inventory but also few buyers out there or at least for Owner Occupied properties...Is it my impression or the RE market is starting to down the crapper once again?

How are you guys handling the ins. on a Sub2 with your end Buyer when seller Financing the deal so my Seller's lender doesn't raise any red flags, questions or even call the Due on Sale Clause?

I am curious to know what you guys do with the items that remain in the house after you purchase it; i.e. refrigerators, ranges, microwaves, etc. if they will be replaced in the rehab process but are still usable. Do you sell, give away, or dump them?

It sounds like a good deal with a nice spread! What's your exit plan?

As far as the Authorization goes I would keep on trying via fax but would go a step further - I would also try emailing & mailing it via register mail (signature requested upon delivery).

I would also include a copy of your POA in all the tries mentioned above. You do have a POA, right?

* Make sure to write the loan number on every page you forward to the bank.
