Maybe the bank runs on a fiscal year instead of a calendar? I heard back in the days before computers banks/lenders would compute loans on a 30/360 because it was easier to calculate.

@karen margrave thought of you the other day as I was driving the harbor blvd/brea blvd split. Unfortunantly I took Brea blvd but did try to peek down the street. How is the project coming along?

Hey Jeff

I am not a CPA but if he is wanting to use a traditional IRA he should be able to do that and would pay income tax on the withdraws but with a roth IRA he would have to leave it there for a least 5 years. My advice would be to find a new accountant or CPA to work with.

Melissa don't forget it doesn't have to be all or none. Diversification is a powerful tool in investing. A little bit of stocks and real estate seem like a solid plan to me.

Hi Melissa,

My advice would be to try and find out why she invests in the stock market. Is it for appreciation or more so for dividends (cash flow.) Then let her know she can get both from investing in real estate. Most stock market investorers (including myself) are value investors, which means we buy stock when we know its cheap and buy and hold just like in certain real estate strategies.
So again my advice is find out why she invests in the market, what strategies she uses and explain the different ways she can invest in real estate and why it is a great time to invest.

Hey Adam I have to agree with Bill. I currently work out of Orange as loan officer for a Mortgage company and we shop many banks rates all at once. Where a bank might only be able to provide you their rate. In the end though if you plan on investing and using multiple loans down the line make sure you not only look at rates but the service aspect. As stated in the ultimate beginners guide from this site, business partners are key to your sucess and if you plan on financing some of those investment deals, loan officers/brokers/banks will play a big part in your plan.
