I am looking for wholesalers to connect with. I wondered if any of you might know of some active wholesalers in the N. VA market? I am currently working with a partner in lease-options and would appreciate any introductions or referrals you could provide.

@Stuart Bateh  I am also very interested in how helpful and informative you are finding the course. I would love to hear about any recent successes. Does the course prepare you to quickly evaluate MH to estimate repair cost? What have you found the most value in, in your market?

I am looking at purchasing a mobile home and I think I have a couple of buyers lined up. What risks am I taking on as a small lender if I "become the bank?" - I realize, that the SAFE act and Dodd-Frank make this prospect a bit more daunting. I understand that I need to find an RMLO. Do you have any suggestions for the NVA / DMV area? Are there any circumstances now, where you can be the lender and not trigger Dodd-Frank and SAFE? I do not want to have a disguised sale. How do rent to own agreements avoid that?

I am very new to all of this and do not yet own any rental property. I am restarting my life after a challenging marriage and divorce. There are credit challenges. I refuse to let a 401k manager determine my future. I love the challenges that real estate offers and I know that can acquire the skills and knowledge that are needed to be successful and secure a future. I look forward to learning from and with you all. 

Success, for me, does not mean "fabulously wealthy." Success should be a process of building and maintaining relationships that raise all the boats in the harbor.
