I am looking at buying my first home. It has a large lot so my plan was to buy the house and live in it while building a barndominium on the property. Then live in it while renting out the original house. What type of mortgage would I need? I would like to use a primary residence mortgage but didn't know how that would work with renting out the house.

I am interested in buying a lot in Jefferson County Colorado and building a small home on it. I plan to rent it out occasionally on a short term rental platform. I am curious what the most cost efficient way to do this. I am curious if I could start an LLC or some other entity (not sure which is most advantageous) to buy the property and pay for the construction. I was hoping to do this so I could write off these costs as business expenses if the business entity is for a short term rental? Is this a possibility? Any other ideas would be appreciated! Just looking for the cheapest way to get this done. Thanks!

Looking for someone who is experienced in St. Louis, knows what the market will bear, where its going, and can implement an aggressive lease up strategy and mitigate concessions

I am looking at purchasing some property in Golden CO. I wanted to build a four plex on the property. It is expensive to build here so I was hoping to find a company that has pre made or pre designed four plexus whether that is prefab, steel structures, etc... Just looking for the most cost efficient option. Can anyone direct me to some companies that specialize in this?

We have a 200 unit property in the Houston area we are looking to take down. We are seeking a great 3rd party management company to run this property for us. We are looking for someone with a strong track record of implementing value add strategies in properties of this size. Thanks

We are looking at a 100 unit property with an assumable loan. With the current loan we would need to raise too much capital to get a good cash on cash return so I started looking for a supplemental loan. The loan broker confused me on how this would work. I was under the impression that if you assumed the loan, you could then get a supplemental loan on top of this for some portion of the difference between purchase price and the assumable loan balance. He made it sound like this was not the case, but that the supplemental loan would replace the assumable loan. This does not help because the supplemental loan only goes up to 70%. Anyone have some insight, or suggestions?

Hey I need some advice on how to raise money to close on a 16 unit deal we have in Bridgeport. We are looking for partners in this deal. We would like them to contribute at least 25k towards taking this down. We expect returns to be around 8% for a five year holding period. Closing date is October 27th. We need partners who are accredited investors (200k in income last two years, or joint income 300k in those two years, OR 1 Million net worth individual or joint, OR extensive experience in investment management, business, and financial matters). Any advice is appreciated!
